Questions from Our Buyers

Looking for answers? We are always happy to answer questions and help familiarize our homeowners with the building process. Below are some questions and answers that may help!

Frequently Asked Questions

  • Q
What is your typical build time?
    A

A standard home build is contract to closing in about 6 months. The actual build time sits between 120-150 days. Keep in mind that the building process, specifically before the roofing is effected by the elements and here in Eastern North Carolina the rain can be frequent and unpredictable.

Due to the fluctuations, we set our closing dates at the time of drywall which gives everyone the most accurate date to plan their closing and moving.

Custom and Semi-Custom plans will take longer depending on the level of customization.

  • Q
What wind zone are are we in?
    A

The areas we are building in are currently built to 150mph wind zone.

  • Q
How long is the builder warranty?
    A

Our Builder Warranty is from 1 year of the closing date. The warranty is outlined in your contract and specifies what is covered and what isn't.

  • Q
What kind of financing do we need?
    A

When starting the homebuying process; getting a prequalification should be very early on. We have several recommended lenders that we work with. When buying a house in one of our neighborhoods we do not require a Construction to Perm Loan. Contact one of our lenders for current rates programs that may best fit your needs.

  • Q
Do I get to pick my colors?
    A

On a new contract build, absolutely! Within 5 days of a ratified contract your sales agent will help you set up a color selection appointment. On houses that are already under construction (referred to as Spec Homes) the colors will be on a case by case bases, which is based on ARB approvals and materials that have already been ordered.

Dave and I had our home built in Sept 2017 by 70 West! As soon as we walked into the model and met Sarah and Kristen we knew this was home! The whole building process was easy and uncomplicated from start to finish. We were looking for an open floor plan and 70 West had the perfect plan for us. From all the other builders we looked at we felt like 70 West had more features included and very little upgrades were needed. We’ve been here a little over a year and have had no issues whatsoever. We are so beyond thrilled we chose 70 West to build our forever home!
