Step by Step Process

Great News! You are ready to purchase your own home, you have weighed out your options and you are excited to move into a home that is yours... but wait! What's next? We know the hardest part of this process is the uncertainty. You are about to make a huge investment, but you're not quite sure where to start or what comes next. We have put together a step by step process so that you can see how the buying process and construction order typically moves.

Model Home

Start by looking at our website or visiting one of our Model Homes! Our website is full of information to help you choose the right home for you and your family, but if you want to see the quality and workmanship in person, check out one of our Designer Decorated Model Homes in the area. At the model home, there will be a knowledgeable sales person that will be able to show you Quick Move-In Homes, as well as homes in various stages of construction.

Choose your Lender & Get Pre-Approved

We have a list of approved lenders that we use on a regular basis. You can find a list of these lenders under the Homeowners tab.

Pick a Plan, Lot and Options

During this time and with the help of our New Home Sales Agents, you can narrow down the floor plan that is the right fit for you and your family. Once you have the right floor plan, you will get to choose what lot is the perfect spot for your dream home. Not all homes fit on all lots due to various reasons, so we will be there to help you get a great fit. Finally, there comes the time to choose your options.At this time, you will decide what all you want to go in your home. This is the time to sit down with your builder and ask any questions you may have up front. (Can we push this Island out a foot? etc.) The builder will be able to navigate any changes you may need to make your home perfect. Please ask him any questions you may have about construction, the neighborhood or the plan. This is what we are here for.

Get It All in Writing

Sitting down with your agent is the next step to get everything included within your contract. We urge you to have all details in writing so that everything that is in your mind regarding the construction of your home gets down on paper. This is to protect your best interests and ours, as well. Once the both parties have signed, you are officially "under contract" and on your way to constructing the home of your dreams.

*Note: We will not set a Closing Date until your home gets to Drywall. We do this so that we can set a solid, accurate date.

Start Package

After the contract is complete and ratified, 70 West Builders will create a Start Package, apply for permits and begin the actual construction process, which is as follows: 

  • Prep Lot* 
  • Foundation 
  • Framing 
  • Trades 
  • Inspections* 
  • Insulation 
  • Drywall
  • Set a Closing Date - Once your home is in drywall our Project Managers are able to accurately set a closing date. At this time our Sales Agents will reach out to set a time and date for your Final Walk Through and about 7 days later your Closing! 
  • Cabinets 
  • Trim 
  • Paint 
  • Flooring 
  • Final Trades 
  • Landscaping 
  • Final Appraisal 
  • Certificate of Occupancy 
  • Final Walk Through with 70 West Builders, Inc -- Field Manager

* Throughout the construction process, the Field Managers make themselves available for meetings and can be reached by phone if you have questions.

Closing Procedures

Once the lender receives the final appraisal, the closing package is sent to our closing attorney. At this time, you will sign all final documents, and we turn the home over to its new owner.
